Tyler Perry’s Planned Move to Puerto Rico Puts Luxury Real Estate in Focus
The entertainment mogul’s planned relocation highlights Puerto Rico’s growing visibility among affluent individuals seeking a different balance of lifestyle, privacy, and long-term opportunity.
Tyler Perry, the filmmaker and entertainment mogul, is preparing to relocate to Puerto Rico in early 2027 while listing his Beverly Hills estate for $57 million. Perry has cited a desire to slow down and spend more time with his son as a motivation for the move, bringing renewed attention to Puerto Rico as a destination for high-net-worth individuals.
Although Perry has not publicly attributed his decision to tax incentives, the announcement comes as Puerto Rico continues to attract interest for its luxury residential communities, coastal properties, and distinctive lifestyle.
Why Puerto Rico Appeals to Luxury Buyers
From the established resort communities of Dorado to oceanfront residences in Condado and the secluded coastal settings of Bahía Beach, Puerto Rico offers a range of residential options for buyers seeking privacy, amenities, and a Caribbean lifestyle within a U.S. territory.
For affluent individuals, relocation decisions increasingly extend beyond the property itself. Family priorities, accessibility, privacy, and the quality of everyday life can be just as important as location and architectural design.
Act 60 and the Changing Relocation Landscape
Puerto Rico’s tax-incentive framework is also evolving. Under amendments enacted in 2026, new Resident Individual Investor applications filed on or after January 1, 2027, will generally be subject to a 4% Puerto Rico tax rate on specified qualifying investment income, subject to eligibility and compliance requirements.
The revised framework also introduces a six-year prior-residency requirement. Tax treatment varies by income type and individual circumstances, and bona fide residency must be established independently of property ownership or an incentive decree.
Perry has not indicated whether he intends to apply for Act 60. His planned move should not be interpreted as evidence that tax incentives motivated his decision.
What This Means for Puerto Rico Real Estate
High-profile relocations can bring visibility to a destination, but the long-term implications for the luxury market depend on broader buyer demand.
For prospective residents, the key is finding a property that aligns with their lifestyle and long-term objectives. Location, privacy, insurance, maintenance, community amenities, and ownership considerations should all factor into the decision.
For buyers evaluating Puerto Rico, the opportunity extends beyond a headline: it is about identifying the right residence and community for the life they intend to build.
